No jargon, no vague quotes, no surprises on the day. Here's exactly how a clearance runs from your first message to a fully cleared property.

    Get in touch, however suits you

    Call, email or fill in our quote form. We reply the same working day, usually within a few hours. Tell us what needs clearing, roughly when, and where the property is.

    If you can send a short video or photos of each room, we can often quote from those alone.

    Free on-site visit or photo quote

    For most Cheltenham and Cotswold properties, Ian will drive out and walk through the home with you. There's no charge, no obligation, and no sales pressure. Photo-based quotes are just as reliable and are especially handy if you live away.

    During the visit we check every room, note anything of resale value, and flag hazardous items (paint, gas bottles, WEEE).

    A fixed price with the cashback applied

    You'll get one clear per-job price, in writing. Any item with genuine resale value is offset directly, sometimes bringing the total to zero. Move items to the roadside yourself and our curbside discount applies on top.

    The price on the quote is the price you pay. If we've underestimated, we absorb it.

    On the day: discreet, quick and thorough

    We arrive on time, in uniform, in a company van. Most clearances take a single working day. Ian personally re-checks every room for wills, paperwork, cash and keepsakes before anything leaves the property.

    Not present? No problem. We can meet estate agents, solicitors or neighbours with a key, and send photos afterwards.

    Responsible disposal and waste transfer notes

    A guaranteed 90% of what we collect is recycled, reused or donated. WEEE items are handled compliantly. Mattress components go to specialist recyclers. For commercial and probate clearances, we provide waste transfer notes for your records.

Why clearance can cost less than you think, or nothing at all

A short explanation of the thing everyone asks us about.

Ian spent years in the auction trade before starting Coln Clearances. That means he can look at a piece of furniture, a set of ceramics, or an old bicycle and tell you what it will fetch at auction.

When we quote a clearance, we identify anything with genuine resale value, note it, and subtract the expected value from your fixed price. If the resale value comes to £500 and your clearance would have been £700, you pay £200. If the value comes to more than the quote, the clearance can be completely free.

What we don't do: pretend everything is worth something. Most household clearances have a handful of saleable items, not a room full. We're honest about what will sell and what won't, and you see the maths on your quote.

Curbside discount: if you're able to move bulky items to the roadside before we arrive, that saves us access time and we reduce the price accordingly. Just tell us at quote stage.

Prices are indicative and never binding without an on-site or photo assessment. Your fixed quote is always cheaper if resale offsets or curbside discount apply.

Common process and pricing questions

How does your cashback scheme work?
We use years of auction experience to identify items in your clearance with genuine resale value, then subtract that value directly from your quote. In some cases the offset covers the entire cost, making the clearance free.
How much does a house clearance cost?
Every clearance is a fixed, per-job price based on an individual assessment, either a free on-site visit or photos you send us. The final quote can be reduced by the resale value of items and by our curbside discount. There are no hidden fees.
How quickly can you clear a property?
Clearances can often be booked and completed within 24 to 48 hours, and we can respond at short notice for urgent probate, sale or rental deadlines. We serve Cheltenham and the wider Cotswolds, Monday to Saturday, 8am to 6pm.
What happens to the items you remove?
We recycle a guaranteed 90% of everything we clear, divert 100% of mattress components from landfill to specialist recyclers, and donate usable goods to local charities on request. Very little ends up as landfill waste.
Do I need to be there on the day?
No. Many of our customers live away from the property, especially with probate clearances. Ian can meet you once, arrange everything, and send photos of the completed job so you have peace of mind without travelling.
